Our A.O. Wagner Construction team first stepped in to assist MI Metals in Oldsmar after last year’s hurricanes caused significant damage to their facility. We began with essential exterior repairs in February. We followed up a month later with the launch of a full-scale interior renovation.
With steady progress, we are well into the 10,000-square-foot, two-story interior buildout. This next stage delivers new offices, restrooms, a break room, and a conference area, all within a framework supporting future needs and long-term functionality.
First-Floor Systems Near Completion
The mechanical rough-in is nearly complete on the first floor, with main ducts installed along the central corridor to distribute air efficiently. The plumbing rough-in is also nearing completion, with careful coordination to route pipes around the installed ductwork. The electrical rough-in is almost finished, requiring only minor adjustments, and fire sprinkler systems are in place. We are awaiting ceiling installation for final positioning.




Second Floor Presents New Challenges
The second floor presents unique challenges due to the existing metal building frames. Mechanical rough-in has commenced, with careful planning to navigate around structural elements. Plumbing lines are being extended to the upper level, and electrical rough-in is progressing well, with most boxes installed and circuits being pulled. The fire sprinkler installation is near completion, but the ceiling placement is pending.





Next Steps Toward Completion
Once all rough-in work is finalized and inspections are completed, the team will install insulation and hang drywall throughout both floors. This step marks a significant turning point, shifting from behind-the-scenes systems to visible transformation. From here, the finishes will start taking shape.
