Interior Buildout Begins at MI Metals in Oldsmar

Since February, our A.O. Wagner Construction team has progressed steadily with the exterior repairs. Previously, we shared that repairs were underway when the project began at MI Metals in Oldsmar.

Now, we have begun the project’s next phase, the interior buildout of MI Metals, which is expected to be completed by the end of August. The interior section, totaling approximately 10,000 square feet, includes two full stories of new functional space for offices, bathrooms, a break room, a conference room, and more.

Site Prep and Underground Plumbing

We began by cutting and removing sections of the existing concrete slab to allow access for new underground sanitary plumbing. After trenching and carefully laying out the new piping system, the area was prepped with rebar, Visqueen, and wire mesh to reinforce the foundation and support the upcoming pour. Once poured and finished, the new concrete matched the elevation of the existing slabs.


Framing the First and Second Floors

With the groundwork complete, we started installing the Hat channel onto the existing metal structure and adding a layer of extra insulation to improve thermal performance. The drywall was then run up to 12 feet above the finished floor, creating a clean yet solid backdrop for the next stage.

Once that was in place, the first floor framing began. Wood studs and trusses were installed to define the layout, forming the foundation of the new interior spaces. The scope of the first level spans approximately 4,865 square feet. Above is a carefully constructed truss system assembled to support the upcoming second story.


Next-Level Buildout and Interior Framing

The training room’s framing and surrounding office spaces are complete, along with the structural framing for the conference room. The hallway corridor has also been framed with floor joists overhead, connecting the various workspace sections.


Code-Compliant Electrical Infrastructure In Place

We’ve also completed the rough-in for the electrical systems, including installing a new panel and conduit layout that aligns with the updated floor plan and meets all current code requirements.
