Warehouse Re-Roof Calls for Careful Coordination

The re-roofing of a warehouse that began in July for a local distributor continues to advance. Throughout the project, our A.O. Wagner Construction team has encountered challenging conditions during the 400,000-square-foot roof replacement. The most crucial requirement is that the facility stay dry inside at all times because the client’s business operations are still ongoing. This demands careful daily coordination and execution while ensuring safety protocols are followed. 

Strategic Progress

Our daily workflow is a carefully coordinated process. Each day, crews remove about 5,000 square feet of existing roof panels and insulation before promptly installing new R-10 vinyl-backed insulation and 26-gauge R-panel metal sheets. This organized effort is essential to keep the client’s business operations uninterrupted and protected from weather risks at all times.


Edge-to-Edge Roof Sequencing

With our Central Florida’s unpredictable storm patterns, using roof sequencing precautions is extremely necessary for protecting vulnerable roofing areas. Maintaining interior dryness requires carefully managing the “wet edge” conditions. That refers to where a newly completed roof meets an existing section, creating a temporary but effective overlapping seal. 


Upgraded Drainage Systems

We installed a new gutter and downspout system that now manages water and blends in well with the new roof’s design. That protects both the building’s structure and the site’s functionality. It also helps direct water runoff away from high-traffic areas, such as the entrances and exits of the warehouse, providing more safety during stormy weather.


Combining Speed, Scale, and Skill

When working on this massive-sized roof, there’s no room for error. Our team must always focus on detailed planning, selecting the right materials, and accurately calculating timelines when removing old sheeting to install new ones. By using durable R10 insulation and R-panel metal, along with quick daily installations, we demonstrate our commitment to performance, safety, and minimizing operational disruptions.

From removing old materials to finishing the new roof sheet metal, every step is designed to ensure the building’s contents remain intact as the project moves forward. As October approaches, the facility gets closer to being fully protected by its new and improved roof.
