Today, we will turn the spotlight on two large-scale commercial roofing projects A.O. Wagner Construction has successfully executed at different Florida locations. Both demonstrate not only technical precision and structural expertise but also the ability to work seamlessly around operational facilities without disrupting either client’s day-to-day activities.
Aging Lakeland Warehouse Gets New Roofing System
The first project involved a 13,000-square-foot warehouse in Lakeland, where an aging roof was due for a complete overhaul. Our crews began by removing the existing roof sheets and insulation. They carefully coordinated each day’s work to match the amount of roofing that could be replaced before closing time. Because the facility remained in full operation mode, maintaining a dry interior was mandatory.
Once the new roofing system was installed, it featured 26-gauge Rib 12 metal roof sheets, upgraded insulation, and new skylights to bring natural light back into the facility. Gutters and downspouts were also replaced to handle drainage more efficiently, ensuring better long-term protection for the building’s interior and exterior structure.

Massive Roofing Reconstruction at Distribution Facility
Work began at the end of April on a 200,000-square-foot roof and is scheduled to be completed by September. This roof reconstruction involves the complete removal of the existing metal roofing and insulation. This is a timeline that considers both the sheer scale and the complexity of installation while the client’s business operations continue uninterrupted.
Crews are replacing it with R-10 vinyl-backed insulation and 26-gauge galvalume roof sheets, chosen for their durability and energy-efficient performance. Like the Lakeland project, this one is being dried in daily, ensuring no disruption to the tenant’s ongoing operations despite Florida’s unpredictable summer storms. New gutter and downspout systems are also being installed to align with the upgraded roofing components, delivering improved stormwater management.

Each roofing project demonstrates how our team balances between functionality, efficiency, and operational sensitivity, key pillars in high-performance commercial construction. Whether replacing 13,000 or 200,000 square feet of roofing, the goal remains the same: ensuring long-term durability and energy-smart solutions tailored to the needs of each client’s facility.
