Longtime client, Regions Facility Services, a facility maintenance and restaurant renovation firm, had our A.O. Wagner team transform 1,135 square feet of office space within a 12,000-square-foot facility they own. The interior buildout in Brooksville, which started in late February, is now officially complete.
The project encompassed a front lobby, four offices, a conference room, and two restrooms, all woven into a working warehouse environment. What we documented in our spring update and interior progress blog posts has now reached a successful and timely finish, and we invite you to enter the front doors for a virtual tour.

Bright, Functional Reception and Corridor
The lobby and reception area have LVP flooring, vinyl base trim, and drywall with interior windows, and are complete. A matching corridor connects the offices and restrooms, and has louvered interior sliding doors providing access to the HVAC air handler.



Office Suites With Natural Light and Comfort
Each of the four new offices includes carpet tile flooring, vinyl base, drywall walls, and windows to capture daylight, reducing lighting needs and boosting comfort. Final painting completed the polished look, reflecting attention to detail and long-term functionality.

Restrooms Built to Serve
The office restroom supports staff with wall-hung fixtures, LVP flooring, and a water closet. Likewise, the warehouse restroom includes durable tile finishes. Both are fully finished and operational, leaving no detail overlooked. Inside the warehouse, the corridor doors open to a dry concrete floor and a utility sink adjacent to the shop restroom.


Efficiency Meets Tenant-Ready Design
The buildout started in late February and was completed on time by mid-July, and met RFS’s philosophy of blending maintenance reliability with project-based quality. The result: resilient systems, innovative use of natural lighting, and adaptable layout ready for tenant customization.
From early structural framing to final painting, every stage was completed using building science principles, efficient airflow, acoustic separation, and code-compliant finishing. With the workspace finished and warehouse space intact, this project delivers a durable, flexible foundation on which the next tenant can build.
