PEMB Interior Framing Taking Shape at CenState Project in Lake Hamilton

One of our A.O. Wagner longstanding clients, CenState Contractors, needed our help with a new project in Lake Hamilton. In August, we cleared the ground, prepped the pad, and poured the slab.

After that, we supplied and began installing a new 40 ft x 80 ft pre-engineered metal building (PEMB). Now, with the exterior framework up, we have started on the interior, and it is coming together quickly.

Exterior Steel Shell Installation

The building’s sturdy steel frame, made by Butler Manufacturing™, has been fully erected, and the standing seam roof has been installed. This results in a durable, weather-resistant outer shell designed to withstand local winds, rain, and stormy conditions.

Beneath the framework is a reinforced concrete slab poured over a prepared pad. Proper compaction, vapor barrier placement, and joint layout ensure flatness and reduce cracks caused by shrinkage. This slab provides a solid foundation and acts as a thermal buffer, supporting interior systems.


Interior Buildout Underway

With the exterior shell in place, the interior phase is underway. Metal stud framing is being installed to define mechanical, electrical, and room partitions. The following interior steps will include the rough plumbing, electrical, HVAC ductwork, and wall insulation behind drywall. Polished concrete flooring, cabinetry, millwork, doors, and trim will follow once the utilities are in place.


Performance Through Material & Systems Integration

Every decision in this project is made to ensure durable performance and align with building science principles. The steel shell offers long-term strength and is recyclable. The slab and wall systems include moisture control to prevent condensation and deterioration. Inside, insulation and system zoning reduce energy loss while maintaining occupant comfort and operational efficiency.

On Track for October Completion

Work started at the beginning of August, and we aim to finish by mid-October. The initial schedule is intentionally set this way to ensure the structure and envelope are fully sealed before interior work begins in a more controlled environment. Once finished, this new facility will demonstrate the quality, durability, and careful engineering we put into it.
