Massive Warehouse Completed for Spinicelli Holdings in Orlando

Our A.O. Wagner Construction team recently completed a 4,500-square-foot pre-engineered metal building (PEMB) construction project in Orlando for longtime client Spinicelli Holdings. The project, which included small offices, a breakroom, and restrooms, began in January and wrapped up in February. Dean Steel Buildings of Fort Myers provided the material we used for this project, and here are the final details.

Exterior Building Features and Finishes

The building has two overhead roll-up doors for easy access, an aluminum-style glass storefront entrance for staff and visitors, and two well-placed windows that allow natural light inside. Together, these elements improve functionality while giving the warehouse a clean, modern look with an industrial design.


Interior Structural Design and Features

The warehouse’s steel frame has primary and secondary red-iron members assembled for maximum strength. Vinyl-backed R-value insulation lines the interior walls, with protective plywood at the base to guard against damage to the insulation. An intersecting steel framework, insulation, plywood protection, and a convenient exterior wash sink were added to the restroom in the back corner.


Interior Office Build-Out

Each office and the breakroom were framed with drywall partitions. The office spaces feature fresh flooring, acoustical ceilings, and finished walls. All the operational systems, including electrical, plumbing, and HVAC, were installed, creating a clean, functional environment that supports day-to-day operations while providing comfort for the employees and visitors. 


Breakroom and Amenities Buildout

The Breakroom has finished flooring, stylish cabinetry, and an ADA-compliant high-low water fountain for the staff’s daily use. Just beyond that area is a conveniently located restroom, which was part of the initial structural planning. These well-planned additions help improve workflow and offer more accommodation and convenience to staff and visitors during business hours.


Wrapping It Up

The PEMB project showcases our team’s continued ability to deliver on scale and detail. Completing the project in two months, the team demonstrated cost-effective construction methods and operational efficiency. This project sets a high bar for future warehouse collaboration, combining structural integrity, occupant satisfaction, and streamlined construction timelines.
