Local Distribution Center Gets Structural and Facility Upgrades

Our A.O. Wagner Construction team began intensive facility repairs and upgrades at a local distribution center in April, aiming for completion by early August. That includes a breakroom, offices, and bathrooms designed and built within the existing warehouse.

This project spans two crucial areas: 1) A two-story, 1,800-square-foot office/breakroom addition, and 2) A massive foundation repair due to the concrete floor being recessed into the ground, similar to a sinkhole. Here are the details.

First Floor Breakroom 

Steel framing, drywall, and initial rough-ins for electrical and HVAC systems are in place. Upcoming steps include finishing drywall, completing mechanical and electrical installations, as well as installing ceiling systems and flooring to finalize the occupant environment.


Exterior Staircase Entry

A T-111-clad interior staircase now provides quick second-floor access. Framed openings for doors and windows are ready for finishing; the following stages include painting, glazing, and hardware installation to create a safe, weather-resistant environment.


Future Bathrooms 

Plumbing lines, HVAC ducts, drywall, and electrical conduits have been framed in. Shortly, the bathrooms will receive acoustical ceiling panels, flooring, painting, and fixture installation, making them fully functional.


Severe Foundation Depression Restoration

An large, unusual slab depression measuring roughly 60 × 60 feet was discovered, resembling a sinkhole impression under the concrete floor. First, precise borings confirmed the depth and extent. Our crews saw-cut the slab perimeter and used jackhammers to loosen and remove the affected concrete. 

The subsurface dirt was excavated to reach stable ground. Next, compacted clean fill formed the sub-base, and new rebar was drilled into the existing slab edges and placed across the open span. A new 7-inch slab of 4,000 psi concrete will be poured, delivering a stronger, square-foot foundation primed to handle heavy loads and ensure long-term usage.

The dual-phase project highlights precision engineering in identifying and addressing subsurface instability while integrating occupant-friendly office space without disrupting the distribution center’s daily operations. 

The foundation repair greatly improves structural integrity and safety; the office and breakroom addition provide better functionality. Every design decision reflects optimized air-sealing, strategic mechanical routing, and sustainable systems integration, from insulated slabs to inserted acoustical finishes.
