Laying the Foundation for Additional Storage in Bartow

We’re excited about this new climate-controlled self-storage facility that our A.O. Wagner team began construction on in mid-July, which is set to open in January 2026. This latest project will introduce more than 38,000 square feet of secure storage to serve the Polk County community.

This project is located at 3600 FL 60, just east of 91 Mine Road on the north side of the highway. Additionally, the company operates three nearby facilities: Lakeside Self Storage, Winter Haven Storage, and 7th Street Business Complex, offering even more convenience and options for everyone.  

Site Preparation & Slab Foundations

The aerial images give you an overview of the site just after we cleared and prepped for construction. The entire layout of the building’s footprint and pad becomes visible, showing how the design uses the site grading to manage stormwater runoff and smooth elevation changes.


During the pad formation stage, crews carefully set up concrete forms, ensure proper base compaction, and place reinforcement before pouring the concrete. The slabs are fully formed and ready for the initial concrete delivery. This step is crucial to keep the slab flatness within specified tolerances under the expected load.


When the slab pour began, a boom pump truck provided continuous concrete flow to prevent cold joints. Finally, you can see a power trowel smoothing and densifying the surface. That is necessary for long-term durability protection and abrasion resistance from wheeled dollies and carts.


Precision in Every Detail

Creating a climate-controlled storage space involves managing the building envelope, which serves as its physical barrier. That will prevent moisture intrusion and regulate thermal gradients. The slab-on-grade must be a strong structural component and vapor barrier, especially in Florida’s humid seasons. Using the correct moisture barriers, sealing joints, and maintaining slab flatness helps reduce long-term or unnecessary maintenance.

When finished, the facility’s layout will support modular units of various sizes, including 5X10, 5X15, 10X10, 10X15, 10X20, 10X30, and 15X30. These dimensions help maximize operational flexibility and minimize wasted space. The integration of insulated walls and ceilings, controlled mechanical systems, and efficient lighting will further reduce long-term operating costs.
