Our A.O. Wagner team has reached another milestone in Brooksville. This extensive interior buildout nears its completion of transforming a section of a 12,000-square-foot facility into a fully functional office environment. Owned by repeat client Florida-based general contractor Regions Facility Services, this project’s design accommodates future tenants.
The strategic buildout began in mid-February, with completion expected by mid-July. The facility is nearly ready for tenant customization. It includes a front lobby, conference room, four offices, two restrooms, and a spacious corridor. All integrated within a 1,135-square-foot office area, while the remainder of the building will be warehouse space. Here are the latest updates.
Entry and Reception Area Ready for First Impressions
With easy parking and quick access into the building, the receptionist entry area mirrors the same LVP flooring and drywall finish as the four offices. It also benefits from ample window exposure for a bright, inviting atmosphere. This area has been fully prepped, and the final coat of paint is next.
Offices Designed for Productivity and Comfort
Each office is framed with drywall installed, has carpet tile flooring, and keyed lever handles in an oil rubbed bronze finish that match the vinyl base trim. Natural light was a priority, with the interior windows to reduce dependence on artificial lighting and contribute to energy savings. The final painting is all that remains to bring these rooms to completion.
Functional Corridor and HVAC Placement
The central corridor connects all office spaces and restrooms, with LVP flooring and drywall contributing to a close-knit style. At the end, there are ADA-compliant Bi-level wall mount drinking fountains. Just beyond that are bypass doors that conceal the HVAC air handler, streamlining utility access without disrupting the visual layout.
Office and Shop Restrooms Tailored for Use
The two restrooms have been constructed, one for office personnel and another for the shop area. The office restroom features LVP flooring, vinyl base, and wall-mounted fixtures, while the shop restroom includes tile flooring and base, offering durability for industrial use. Both restrooms are fully installed, pending final painting and accessory installation.
