Our A.O. Wagner Construction team is excited that we’ve entered a new, highly visible phase of one of our recent projects. If you recall, back in February, there was extensive hurricane damage from the previous year on the MI Metals building in Oldsmar, calling for exterior repairs.
After that was completed, we shared the beginning and steady progress phases of the 10,000-square-foot two-story interior buildout. Since then, much has changed for the existing Pre-Engineered Metal Building, and the latest updates are below.
Timelines for Rough-Ins to Visible Finishes
With all mechanical, electrical, plumbing, and fire protection rough-ins now complete, work has shifted to enclosing the spaces. On August 1st, drywall installation began on one side of the walls, followed by insulation placement throughout the buildout. Inspections for insulation and firewall screws passed successfully on August 5th, paving the way for the remaining drywall to be hung.



Defined Spaces Are Taking Shape
In the break room and kitchen area, plumbing, HVAC, and electrical systems have been roughed in, with a new window providing natural light. In the open meeting room, drywall is up and HVAC ductwork is in place. The bathrooms now have walls and roughed-in plumbing, while the staircase showcases newly installed wood treads alongside the finished drywall. By August 8, all drywall installation will be completed, and crews will move directly into taping, mudding, and texturing.





Preparations for the Next Major Milestone
Once drywall finishing is complete, the space will be painted, and the ceiling grid will be installed. Final trim-out of electrical, plumbing, and HVAC components will follow, along with the installation of luxury vinyl plank flooring. Outside, the concrete pads for new A/C condensers are ready, with installation scheduled for August 11–12. The exterior views reveal the full buildout, where framed openings are prepared for upcoming window and door installation.



As this phase moves forward, the facility is quickly evolving from framed spaces to a polished, operational environment. Each milestone reflects meticulous planning and precise on-time execution, setting the stage for a highly functional workspace that meets both current and future demands.
