Our A.O. Wagner Construction team recently had the privilege of taking on a 3,300-square-foot roofing project at a downtown building in Winter Garden. The structure had a modified bitumen roof that was long overdue for replacement, leading to ongoing leaks that interfered with companies operating inside the historic building.
The building owners recognized the need for a durable and leak-proof solution, so they decided to replace the outdated roofing system with a modern Thermoplastic Olefin (TPO) membrane. That solution would address the persistent leaking inside this structure.

Why Was Long-Term Protection the Best Option?
TPO (a special type of Thermoplastic Elastomer) was chosen because it is a blend of polypropylene or polyethylene designed for ease of processing and impact resistance, perfect for Central Florida’s climate and seasonal changes.
Its high reflectiveness reduces heat absorption, contributing to lower cooling costs. Also, TPO’s resistance to UV radiation and chemical exposure guarantees a long life, while reducing the building’s maintenance requirements. The membrane’s white color further strengthens its reflective properties, pushing heat away from the roof.

How Long Did the Replacement Take?
The massive roof replacement was started and completed in just one day. This quick turnaround time minimized the disruption to any of the building’s companies, allowing them to continue uninterrupted.
Our installation involved removing the old, modified bitumen roof and installing the new Thermoplastic Olefin membrane, ensuring a seamless and watertight finish. That upgrade quickly resolved existing leak issues but also reinforced the roof’s overall protection against future weather-related wear and tear.
