Our A.O. Wagner team was initially brought in to assess and restore a first aid building, ensuring it could continue to serve guests safely and efficiently. Based on what we uncovered, the local theme park structure needed its own emergency care.
After years of exposure to Florida’s harsh climate, the exterior of this first aid station started to deteriorate. Beneath the surface, unseen damage had been gradually weakening the structural integrity of the facility between the walls. Here is what we identified and corrected.
Moisture Intrusion Uncovered
What seemed like minor surface wear quickly revealed a more serious issue. The windows and stucco exterior had deteriorated over time, allowing moisture to seep into the wall cavity. Behind the facade, we discovered extensive rot in the wood sheathing and damage to the studs that was hidden but required immediate attention.


Demolition and Structural Repair
After removing the stucco and damaged materials, our crew rebuilt the walls using new pressure-treated lumber and fresh sheathing. This structural upgrade was essential to restore the building’s integrity and ensure it complies with current performance standards.

Window Replacement for Improved Protection
We replaced the original windows with weather-resistant units, designed to withstand Florida’s stormy seasons. We also applied proper flashing and sealing to prevent future moisture intrusion. The updated design improves energy efficiency and functionality. These new installations protect the interior and blend seamlessly with the building’s revitalized exterior.


Interior Finish and Refined Details
Inside, the scope of work included drywall replacement and painting, restoring the clinical interior to a clean, professional standard. This refreshed space now looks better, is also safer, and easier to maintain. The updated finishes contribute to a more welcoming environment for both guests and staff.
