When a longtime client needs more space, you find a way to make it work seamlessly. That was exactly the challenge at 9484 American Eagle Boulevard in Orlando, where Spinco Properties needed a new 40×40-foot office addition built onto their existing warehouse and office facility.
The addition stands 16 feet tall with a 5-foot parapet wall running the full perimeter. The catch: The roof slope of the new addition required the parapet wall elevation to come in lower than the existing building’s wall. Working closely with Dean Steel Buildings out of Fort Myers, Florida, the A.O. Wagner Construction team assisted in designing a solution that tied the two different elevations together so cleanly that the new addition reads as a natural extension of the existing structure.
The building was delivered and erected in just two weeks.
Erecting the Red Iron Frame
The project started with setting the red iron framing for the addition, the structural backbone that would define the shape and elevation of the new space. With the framing up, the design of the new addition matching with the existing building came into focus, including how the two different parapet heights would connect.
Roof and Parapet Construction
With the frame set, galvalume roof panels were installed along with the back sheeting of the parapet wall. The parapet framing was then erected around the full perimeter, with red iron used to support the metal sheets that form the parapet face.
The Finished Exterior
The completed parapet wall runs cleanly around the top of the addition, giving the building a finished, professional profile that ties into the existing facility. The split face block walls on the lower portion of the building were installed by others and complement the overall look of the addition.
Windows and doors are the next steps for the addition, followed by the interior build-out, which the owner will handle.
